MARKETING


Once you have contacted us with an interest to sell your home we will meet at a mutually convenient time to walk through the property, present our marketing plan, answer your questions and help you determine the market value of your home.
 
When the property is put on the market for sale we begin our “Marketing Campaign” that is a series of strategic steps with a twofold purpose, first it is designed to directly attract prospective home buyers and second it is designed to attract other agents to show your home to their buyer prospects.

Some of the items included in our “Marketing Campaign” are:

  1. Place the RE/MAX yard sign at your property
  2. Install a key safe type lock box at the property
  3. Register the property in the MLS Computer System
  4. Enter the property on the Internet at “realtor.com”, “remax-nj.com” & “peterandgail.com”
  5. Provide property brochures for prospective buyers
  6. Listing the home in our Hotline to Hot Property Ads and Hot Property Email Subscription System
  7. Virtual tours of property for MLS & the Internet
  8. Print advertising in Homes & Living Magazine, Courier Post & the Voice

 

Prompt and consistent follow-up for feedback on each showing of your home (one of our greatest strengths) is critical to the success of selling your home.  This also provides you with key information about how the home is showing and what prospective buyers like and don't like.

We take follow-up so seriously that you will get a call every week to ten days with a report on buyer feedback and marketing activity.

NEGOTIATION

Once an offer to purchase your home is received we will contact you immediately to discuss the offer and your options.

Those options are as follows:

  1. Accept the offer as presented...and your home is SOLD!
  2. Review the offer and make a counter proposal, changes that might be more acceptable to you (i.e. settlement date, inclusions, exclusions, terms, price etc.)

Once you and the Buyer have a meeting of the minds, a Contract for Sale of Real Estate will be prepared and delivered to the Buyer for signature. When the Buyer has signed the Contract, we will deliver the Contract to you for Signature.

 

 

PRE-SETTLEMENT

In New Jersey, the buyer and seller have the option to have an attorney review the purchase contract.  This must be done within 3 days of the buyer and seller receiving fully executed contracts. This is known as the attorney review period.

The Contract calls for the Buyer to make mortgage application within 7 days of the end of the attorney review period. The mortgage company will verify that they have the ability to meet the financial obligations of purchase.  In addition, the mortgage company will also confirm the value of the home by appraisal.

Your Buyer has the option of having a home inspection that must be completed within 10 days of the expiration of the Attorney Review Period.  The inspection will be of the structure, foundation, roof and the systems, should any defects be found by the inspector a mutually acceptable remedy will be negotiated between you and the buyer to correct such defects.

Our processing department will assist you with obtaining the necessary inspections and certifications called for in the Contract. They will also obtain the pay-off statement on your present mortgage, assist the Buyer’s title company in processing title, coordinate the time and place of settlement and we will prepare for you an estimate of net proceeds from the sale.
 
SETTLEMENT


At settlement all parties will sign all documents finalizing the sale, and all funds will be disbursed.
