FINDING A HOME


Our goal is to help you find a home that meets your needs and desires at a price you can afford.
 
As we are looking through homes that meet your deeds and desires, we can answer your questions about the schools, shopping, transportation, recreation, and popular dining spots. All you have to do is ask!

Let's now assume you have found your new home, we well assist you in making an offer to purchase and in the negotiations to a successful purchase.

Once the offer has been agreed upon, a Contract for Sale of Real Estate will be prepared and delivered to you for your signature, and then to the seller for their signature.

In New Jersey, the buyer and seller have the option to have an attorney review the agreement of sale.  This must be done within 3 days of the buyer and seller receiving fully executed contracts. This is known as the attorney review period.

PRE-SETTLEMENT

 

The buyer has the option of having an inspection of the property conducted by a New Jersey Licensed Home Inspector.  The inspector will inspect the structure, the foundation, the roof and the systems servicing the property to make sure there are not any visual defects.  Should there be defects an acceptable remedy is negotiated with the seller to correct the defects.

You are required by the Contract to make a mortgage application within 7 days of the end of the attorney review period.  We can assist you in the selection of a mortgage provider; the mortgage company will verify that you have the ability to meet the financial obligations of purchase.  In addition the mortgage company will confirm the value of your home by appraisal.

Our processing department will assist you with obtaining the necessary inspections and certifications called for in the Contract. They will also coordinate the time and place of settlement and prepare for you an estimated closing statement.

Prior to settlement, you are entitled to make a physical inspection of the property. We will coordinate the time and accompany you on the pre-settlement inspection.
 
SETTLEMENT


At settlement all parties will sign all documents finalizing the sale, and all funds will be disbursed.
